Two Kinds of Hillsboro Houses

We work as insulation contractors in Hillsboro, a short drive west of our Beaverton base, and the first thing we notice here is how wide the range of houses is. Hillsboro has been the seat of Washington County since February 5, 1850, and was incorporated in 1876, so its core holds homes with real age. At the same time, the city has grown from 15,365 residents in 1970 to more than 106,000 in 2020, which means a large share of houses are relatively new. Those two groups need very different insulation work.

Newer homes: good bones, thin spots

Homes from the last few decades usually start with insulation that met code when they were built. The issues tend to be smaller but common: attic insulation blown unevenly or pushed aside by later work, gaps around recessed lights and bath fans, bonus rooms over garages that run cold, and knee walls with batts that have slumped. In these homes the job is often targeted: air seal, even out the attic, and fix the one or two rooms that never felt right.

Older homes near the center

Hillsboro's Orenco Townsite Conservation zone preserves part of a former company town, and the city lists ten sites on the National Register of Historic Places, including the Old Scotch Church from 1876. Older houses in and around the original town can have little or no wall insulation, attics with a thin layer of old material, and floors over crawl spaces with nothing underneath. For these homes we usually talk through a fuller plan, sometimes in phases.

Creeks, low ground and crawl spaces

The Tualatin River forms part of Hillsboro's southern city limits, and Dairy Creek, McKay Creek, Rock Creek, Dawson Creek and Turner Creek run through the area. Rain is steady from November through March, with roughly 36 inches a year over about 160 wet days. On lower ground, crawl spaces can stay damp for much of the season. We look at the vapor barrier and drainage before any underfloor insulation goes in, because wet insulation does little good.

Services for Hillsboro homes

  • Attic insulation and air sealing, including attic hatches and bonus rooms
  • Blown-in cellulose or fiberglass for attics and enclosed walls
  • Spray foam for rim joists, cantilevered floors and hard-to-seal areas
  • Crawl space insulation with a check of the ground cover
  • Wall insulation in older homes or during remodels
  • Removal of old, wet or rodent-damaged insulation

Homes as offices

Hillsboro is the center of Oregon's Silicon Forest, and Intel's largest site, including the Ronler Acres, Jones Farm and Hawthorn Farm campuses, is here. Plenty of households in the area now work at least part of the week from home. A cold upstairs office or a bedroom over the garage that overheats in August is the kind of comfort problem insulation and air sealing can address directly, without replacing your heating system.

Long-term owners and renters alike

Census estimates for 2020 to 2024 put Hillsboro's owner-occupied rate at 50.2%, with 85.5% of residents in the same house a year earlier. Owners staying put tend to want a full attic and crawl space plan. Landlords with rentals tend to want durable, low-maintenance fixes. We price and scope both.

Hillsboro Background

  • County seat with deep roots. Commissioners chose Hillsboro as the seat of Washington County on February 5, 1850, and the city was incorporated on October 19, 1876. It lists ten National Register sites, including the Old Scotch Church (1876).
  • A mostly newer housing stock. Hillsboro grew from 15,365 residents in 1970 to 70,187 in 2000 and 106,447 in 2020, with a 2025 estimate of 111,126, so many homes were built in the last few decades.
  • Rain from November to March. Annual precipitation averaged 35.93 inches for 1991 to 2020, with about 161 precipitation days a year. The wettest stretch runs from November through March, and January's average low is 33.6 degrees F.
  • Rivers and creeks. The Tualatin River forms part of the southern city limits, and Dairy, McKay, Rock, Dawson and Turner creeks run through Hillsboro, which matters for crawl space moisture on lower lots.
  • Ownership and stability. Census estimates for 2020 to 2024 show a 50.2% owner-occupied rate, a median owner-occupied value of $521,100 and 2.53 persons per household in Hillsboro.

Hillsboro Questions

My Hillsboro home is fairly new. Could it still need insulation work?

Often, yes, but usually in specific spots. Common issues are uneven attic insulation, gaps around lights and fans, and cold bonus rooms. A newer home may only need air sealing and a top-up rather than a full replacement.

How far do you travel from Beaverton to Hillsboro?

Hillsboro borders Beaverton on the west, so it is a regular part of our service area. Estimates here are free, same as in Beaverton.

Our house is near a creek and the crawl space is wet. What happens first?

Moisture control comes first. We check the vapor barrier, vents and drainage, and recommend fixing water problems before installing underfloor insulation, so the new material stays dry and effective.

Can you insulate the walls of an older home near downtown Hillsboro?

In many cases, yes. Blown-in insulation can be dense-packed into closed wall cavities through small holes that are patched afterward. We first check the walls for blocking, old wiring and other conditions that affect whether this approach fits.
