Fifty-Year-Old Homes Deserve a Fresh Look

As insulation contractors in King City, much of what we do is replace what was installed when the city was new. King City was built by the Tualatin Development Company starting in 1964, incorporated in March 1966, and the original 273 acres were built out by about 1978. That means a large share of homes have attic and floor insulation that is close to fifty years old or more, installed to standards far below today's.

What half a century does to insulation

Old fiberglass batts and loose-fill do not last forever. Over decades they settle, compress under stored boxes, collect dust, and in some homes get damaged by roof leaks or rodents. Insulation from the 1960s and 1970s was also installed much thinner than what we put in today. In many King City attics, a removal and full replacement makes more sense than adding another layer on top of old, dirty material.

Work planned around your day

King City was created as a planned community for adults, and its residents are still older than in most of the region: the 2020 Census put the median age at 59.3, and Census estimates show about 45.5% of residents are 65 or older. Households are small, averaging about 1.82 people. We plan jobs with that in mind:

  • We explain the work before we start and answer questions in plain language
  • We keep walkways clear and protect floors along our path to the attic hatch
  • Old insulation is removed with a vacuum hose run to a collection unit outside, which keeps dust out of living areas
  • Many attic jobs can be finished in a day, and you can usually stay home while we work
  • You get a written summary of what we removed and installed

Comfort and lower drafts

For many King City homeowners the goal is not just a lower heating bill but a more even, draft-free house. Cold hallways, chilly floors and rooms that never quite warm up usually trace back to gaps in the ceiling, missing floor insulation or uninsulated ducts. Air sealing those gaps and insulating ducts can make a noticeable difference in how warm a home feels during a wet Oregon winter.

New homes on the west side

King City is no longer only an adult community. Its age rules were revised after the 1988 Fair Housing Act amendments, and its population rose 66.6% between 2010 and 2020, from 3,111 to 5,184. In 2024 the City Council approved annexing about 215 acres on the far west side of its urban growth boundary. For newer homes, our work is usually smaller: garage ceilings under living space, bonus rooms and top-ups after settling.

King City Questions

Should I add insulation on top of my old attic insulation or replace it?

If the existing insulation is dry, clean and simply thin, adding to it can work. In many King City homes from the 1960s and 1970s, though, the old material is compressed, dusty or damaged by pests or past leaks. In that case we recommend removal and replacement, and we quote both options so you can compare.

Will the work be messy or disruptive?

We keep it contained. Old insulation is vacuumed out through a hose that runs outside, and we protect floors along our path to the attic hatch. Many attic jobs take a single day, and you can usually stay home throughout; your quote gives the expected time.

Do you work in the newer parts of King City?

Yes. We work throughout King City, including the newer west-side neighborhoods. Newer homes typically need less, such as a garage ceiling or a bonus room, but a free inspection will show where it is worth spending.
