Insulating an Old City's Houses
Insulation contractors in Oregon City work in a city with one of the longest histories in the Northwest. The city was incorporated in 1844, the first U.S. city west of the Rocky Mountains, and served as the last stop on the Oregon Trail. The McLoughlin neighborhood, on the bluff above downtown, contains many of the city's older homes, and some historic houses still stand from the founding era. Older houses like these were often built before wall insulation was common practice, and they need a gentler approach than a modern tract home.
Older walls need care
In many older houses the wall cavities are empty or hold only a thin layer of early material. Filling them can make a big difference in comfort, but it has to be done carefully:
- Check the wiring first. Some old homes still have original wiring that should not be buried in insulation. If we see it, we stop and recommend an electrician's review before walls are filled.
- Work from the least visible side. Blown-in wall insulation goes in through small holes that are patched afterward. On older siding or plaster, we discuss where to drill so patches are as discreet as possible.
- Watch for blocking. Older framing can have fire blocks or let-in bracing that divides a cavity. We check each bay so it fills completely.
- Respect moisture movement. Old houses dry out by breathing. We pay attention to how wall assemblies handle moisture so we do not trap water in the walls.
Historic character
Oregon City keeps much of its character through preserved houses and buildings from its earliest years, including the McLoughlin House and the Ermatinger House, the oldest in Clackamas County. If your home is in a designated historic area or is itself a listed property, check with the city's planning office before any exterior change, including where wall insulation is drilled. Interior attic work is rarely visible from the street, but we would rather you confirm than guess.
Two levels, different houses
The city is literally split in two. The lower town sits on a bench beside the Willamette River, and the upper town sits on a bluff of Canemah basalt that flowed roughly 2.5 million years ago. A municipal elevator, first built in 1915 with a new electric elevator built in 1952, still connects them. Houses below the bluff and near the river can deal with more moisture in their crawl spaces and basements, while newer neighborhoods on the upper terraces are more likely to need attic top-ups and fixes for specific cold rooms.
The weather we plan for
Oregon City averages 44.81 inches of precipitation a year, and December is the coolest month at an average of 41.8°F. The record low is −2°F, set on January 31, 1950, and the record high is 114°F, set during the June 28, 2021 heat wave. Long, damp winters make crawl space insulation and vapor barriers important. Summer extremes make attic insulation pay off in July as well as January.
Services for Oregon City homes
Attic insulation and air sealing, blown-in wall insulation for older homes, crawl space insulation and vapor barriers, spray foam at rim joists and in tight spots, and removal of old or rodent-damaged insulation. About 65.3% of Oregon City homes are owner-occupied and 87.7% of residents stayed in the same house over the past year, so many owners here are planning for the long haul.

Oregon City History and Housing
- First city in the West. The Hudson's Bay Company established the settlement in 1829 under Dr. John McLoughlin, and Oregon City incorporated in 1844 as the first U.S. city west of the Rocky Mountains.
- Older homes on the bluff. The McLoughlin neighborhood, on the basalt bluff above downtown, contains many of the city's older homes. Ermatinger House, the oldest house in Clackamas County, is also in Oregon City.
- Wet winters, rare extremes. Oregon City averages 44.81 inches of precipitation a year (1991 to 2020 normals). Records range from −2°F on January 31, 1950 to 114°F on June 28, 2021.
- Housing snapshot. The 2020 census counted 14,478 housing units. About 65.3% of homes are owner-occupied, the median owner-occupied value is $555,800, and 87.7% of residents lived in the same house a year earlier (ACS 2020 to 2024).

Oregon City Questions
Can you insulate the walls of an old Oregon City house without tearing them open?
In most cases, yes. We blow insulation into the wall cavities through small holes and patch them afterward. Before we do, we check for old wiring and framing that blocks the cavities, and we talk through the least visible place to drill.
My home is in the McLoughlin neighborhood. Do I need approval?
It depends on whether your property or area carries a historic designation. Interior attic work is usually invisible from outside, but drilling exterior siding may be a different matter. Check with Oregon City's planning office before exterior work; we will hold the scope until you confirm.
What should I do about a damp crawl space near the river?
First make sure there is a good ground vapor barrier and no standing water. If the space is dry enough, we insulate the floor above it or the rim joist. If water is a regular problem, drainage needs fixing before insulation goes in.
Is Oregon City in your service area?
Yes. We work out of Beaverton and serve Oregon City homes, both on the bluff and in the lower town.
